The file (dated: 30.02.2005), approximately 3.9 GB in size, is being spread in major file sharing programs since the evening of the day before yesterday.

Everything, its the game itself, the engine in its original format (meaning any coder with basic knowledge could do what he likes with it, compile it and pretty much have the actual completed game) Same as what happened with HL2 and Source.
